First Step: Initial Process .
We have designed a process based on our experience that is not only consumer
friendly but will allow us to have the proactive approach and give you the hands
on experience the internet consumer always needs and appreciates.

Qualifying questions will determine the best product for the client.
Upon the answers given the client will be told that there is a product specific to
their needs, attached with a few benefits of that particular product.
Second Step: The Application
The client will then have to fill out an
Online Application
on the secure server for the purpose of a credit check in order to determine if the
client can actually be approved under the guidelines of the product.
Upon approval, "your credit score meets the guidelines", the client will be contacted
to see if they are interested in taking the process further. Within 12hours of your
request, Top Rated Quotes will email an application packet containing formal state
approved applications and other forms (as required) needed to complete your application
for a mortgage loan including a "good faith estimate" via the computer.
They will then have to send the originals back to the company and $350 in order to process the
loan, including the following documents:
2 Years residence history,
2 Years Employment History,
W-2 (2 Years) and Current Pay Stubs.
If Self Employed -
Last 2 Years tax Returns,
Recent 2 Months bank/investment statements on all accounts,
Loan Information on other real estate owned,
Purchase agreement/offer to purchase,
Copy of drivers license
Signed Loan Application
This $350 will include the credit application and the fee for the appraisal process.
The $325 will be credited at closing for the appraisal cost. At this time the client
should also shop for homeowners insurance. Upon the choice of their insurance provider
they should provide this information in order to coordinate the binder with the
mortgage company.
Third Step- Approval
The loan package will be sent to the appropriate lender to be approved by the
underwriting process. This process will take 5 business days as long as the
underwriter is not needing additional conditions meet. As conditions are required
they delay funding by 24 hours. Upon a completed process the documents are drawn
up and sent to the involved Title Company. Wiring instructions and documents are
sent and possession of the property is given upon funding of all parties involved.
Throughout this underwriting process your dedicated licensed professional will be
in contact with you via the Internet or over the telephone.
